Qualifying for an Austin rental can be different from one landlord to the next. It's become quite standard for landlords to ask for a credit check on an applicant over the age of 18. Credit issues can be a reason for dismissal of an application, or perhaps a higher deposit. It's also common for apartment communities, property managers, and landlords to require that your gross monthly income be double your monthly rent.
There's usually an application fee charged to the tenant when applying to rent a property. Application fees can range from $30 to $80 per person. In some cases, landlords will also require two years of provable rental history and income history.
In Austin's rental market, deposits are usually 60 to 100% of one month's rent and are due at the time of the application. Some apartment communities or landlords may accept a personal check, but most request certified funds to process an application. Some apartments and condos in Austin require a portion of the deposit to be non-refundable. Application fees are typically non-refundable. Deposits will be refunded if your application is declined.
Austin is known to be quite the pet-friendly city, but there are some landlords who will not accept pets. If pets are allowed there's usually a pet deposit or it's added to the deposit as is. You can expect to add on $200-$500 per pet. Some landlord's insurance companies have begun to place restrictions on certain breeds of pets to keep with the insurance policy on a property. These breeds are usually considered to be dangerous animals according to the City of Austin.
Amenities vary with each property type. Amenities in a non-apartment unit often include yards and indoor/outdoor utilities. In most cases, a tenant is responsible for yard upkeep. Utility hookup fees are taken care of by the tenant typically.
